Renovating before you sell or rent
Which improvements pay off, which ones don't, and how to plan a renovation without surprises.

Not every renovation adds value. Before you start, ask: will a buyer or tenant pay more — or decide faster — because of this?
Usually worth it
- Painting in neutral colours — the cheapest way to make rooms look fresh and larger.
- Small repairs: taps, door handles, sockets, silicone in the bathroom, broken tiles.
- Lighting: bright, warm bulbs in every room help photos and viewings.
- Energy: sealing windows or replacing very old ones lowers heating costs — a real argument in winter.
Think twice
- A new kitchen or bathroom for a sale: buyers often want to choose their own. For a rental, a clean and working kitchen matters more than an expensive one.
- Very personal choices — strong colours, unusual layouts — narrow down who wants the property.
Plan it
- Make a list of everything that needs doing and decide what is essential.
- Get written quotes from at least two contractors, with materials and deadlines.
- Check the rules for your building before changing windows, the façade or walls; shared parts need the other owners' agreement.
- Keep a reserve of 10–15 % for surprises behind the walls.
