Renting — contracts, deposits and notice
What a rental contract in North Macedonia should contain, how deposits work and what to agree before you move in.

Most rentals in North Macedonia are agreed directly between owner and tenant. A clear written contract protects both sides — and makes it much easier to solve problems later.
What the contract should say
- Who: names and ID numbers of owner and tenant; if someone signs for the owner, a written authorisation.
- What: address, size, rooms, and an inventory of furniture and appliances (with photos).
- Rent: the amount, the currency, the due date and how it is paid. Bank transfers leave a record.
- Deposit: the amount and when and how it is returned.
- Costs: who pays electricity, water, heating, internet and the building fee.
- Duration and notice: fixed term or open-ended, and how many days' notice either side must give.
- Repairs: what the tenant fixes (small, everyday repairs) and what the owner fixes (installations, appliances that break on their own).
The deposit
A deposit of one or two months' rent is common. Agree in the contract that it is returned when you move out, minus documented damage beyond normal wear and tear. A handover record signed by both sides on moving in and moving out — with meter readings and photos — prevents most arguments.
During the tenancy
Pay on time and keep the receipts. Report damage quickly and in writing (a message is enough). The owner may visit the apartment, but only after agreeing a time with you.
Ending the tenancy
Give notice as agreed in the contract, in writing. Before you hand back the keys, read the meters together, compare the inventory and agree when the deposit will be returned.
For owners
Rental income is taxed: individuals pay personal income tax (10 %) on rent after a standard deduction for costs. The Public Revenue Office (УЈП) explains how and when to declare it. Choose your tenant carefully, keep the contract and the handover record, and insure the property.
