What is my property worth?
The factors that decide the price of an apartment or house, and a simple way to estimate it yourself.
Kjo faqe ende nuk është përkthyer në gjuhën tuaj — po lexoni versionin anglisht (ose maqedonisht).
Nobody can tell you the exact price of a property before someone actually buys it. But you can get very close with comparable listings and an honest look at your property.
What drives the price
- Location: city, neighbourhood and street — distance to the centre, schools, transport and green areas.
- Size and layout: price per square metre falls slightly as apartments get larger; a practical layout sells better than a large hallway.
- Floor and elevator: middle floors in buildings with an elevator are the most popular; the ground floor and the top floor without an elevator are cheaper.
- Age and condition: new construction, recent renovation, windows, installations and insulation.
- Heating: central heating or a modern heat pump is worth more than electric radiators.
- Extras: balcony or terrace, parking space or garage, storage room, view.
Estimate it yourself
- Find 5–10 comparable listings on Estate24: same city and neighbourhood, similar size and condition.
- Work out the price per m² of each and take the middle value (median), not the average — it ignores extreme listings.
- Multiply by your area and adjust for differences: better floor or renovation up, no elevator or poor condition down.
- Subtract a negotiation margin — asking prices are usually above final prices.
Price it to sell
Listings priced close to the market get the most inquiries in the first weeks. You can always negotiate down; it is much harder to recover from a price that scared buyers away.
