Selling your property
Price it right, prepare the documents and present it well — a step-by-step guide for owners.
Selling well means three things: a realistic price, complete documents and a listing that makes people want to see the property.
1. Set a realistic price
Look at comparable listings in your neighbourhood — same type, similar size, floor and condition. Remember that asking prices are not sale prices: buyers negotiate. An overpriced listing sits online for months and ends up selling for less.
2. Prepare the documents
- Property certificate (имотен лист) from the Agency for Real Estate Cadastre, showing you as the owner and any burdens (mortgage, easement).
- Proof of ownership: the purchase contract, inheritance decision or gift contract.
- For newer buildings: building permit and certificate of use.
- ID of every co-owner; all co-owners must agree to the sale.
If there is a mortgage on the property, talk to your bank early: the loan is usually paid off from the purchase price at the notary.
3. Present it well
- Clean and declutter. Fewer things make rooms look larger.
- Fix the small things — dripping taps, broken handles, burnt-out bulbs.
- Take bright photos in daylight, horizontally, one or two per room, plus the view and the building. Listings with good photos get many more inquiries.
- Write an honest description: the floor, heating, orientation, renovations and what is nearby. Mention the drawbacks too — it saves everyone wasted viewings.
4. Publish and handle inquiries
Publishing on Estate24 is free. Answer inquiries quickly and plan viewings in blocks. A paid Boost puts your listing at the top of the search results for a week if you want more attention.
5. Close the sale
Agree the price, payment and handover date in writing. The sale contract is concluded before a notary, who checks the documents and identities; the change of ownership is then registered with the Cadastre Agency. The property transfer tax (2–4 % depending on the municipality) is by law the seller's obligation unless the contract says otherwise — agree this explicitly.
